Guest Policy

At Modern Stay, our policies are designed to ensure a secure, seamless, and elevated experience for every guest. Please review the guidelines below prior to booking.

Section Title

Booking & Payment Policy

All reservations must be paid in full prior to check-in unless otherwise agreed.

Reservation must match the verified guest
Maximum occupancy must not be exceeded
All guests must be registered

Government-issued ID may be required prior to arrival.

The primary guest must be 21+ years of age.

Rates are subject to change until booking is confirmed.

Failure to comply may result in cancellation without refund.

Additional Guests

Base rate includes 2 guests.

Each additional guest: $25 per person per night.

Unauthorized guests: $150 per person penalty and possible termination of stay.​

Smoking Policy

No smoking, vaping, hookah, or drug use inside the unit, on balconies, or in common building areas.

Violation results in:

$500 smoking remediation fee

Immediate termination of stay without refund

Liability for deep cleaning or odor removal services

Damage & Security Deposit

Guests are responsible for all damage beyond normal wear and tear.

​Minor damage: actual repair cost

Excessive damage: full replacement cost

 Event-related damage: deposit may apply

Optional Damage Protection Upgrade: $59 per stay

Security monitoring devices (if present) are disclosed and located only in exterior/common areas.

Tampering with security devices results in immediate termination of stay.

Cleaning & Condition

A standard cleaning fee of $125 per stay applies to all bookings.

Excessive cleaning required due to:
• Trash overflow
• Stains or bodily fluids
• Smoking
• Glitter/confetti

Results in an additional fee of $150–$500 depending on severity.

Check In & Check Outs

 

Check-In: 3:00 PM – 9:00 PM (Scheduled Arrival Required)

Check-Out: 11:00 AM

Guests must confirm arrival time at least 24 hours prior.

Late arrivals outside approved time windows may incur a $75 late arrival fee.

House Rules

​​No parties or large gatherings

 Quiet hours: 10:00 PM – 8:00 AM

Respect shared building spaces

No moving furniture without approval

Do not remove linens, décor, or furnishings

Violation may result in removal without refund.

Key & Access Policy

Guests are issued physical building access keys.

Lost Key Fee: $150 per key

Lock replacement (if required): $300+ actual cost

Keys must be returned at checkout. Failure to return keys will result in automatic replacement charges.

Tampering with building entry systems is prohibited.

Add-On & Experience Policies

Add-ons must be requested at least 48 hours in advance.

All enhancement purchases are non-refundable once prepared or scheduled.

Third-party experiences (chef, spa, transportation) are subject to availability and third-party terms.

Event or décor setups requiring large installation may require a refundable $250 deposit.

Right to Refuse Service

Modern Stay reserves the right to:

Refuse entry
Terminate a stay
Cancel reservations

If policies are violated, false information is provided, or unsafe behavior occurs.

Early Arrival & Late Check Out Options

Early Check-In (2 hours early) – $60

Late Checkout (2 hours) – $60

Unauthorized late checkout –

$100 per hour

Subject to availability.​​

Cancellations

​Full refund if cancelled 7+ days before check-in

50% refund if cancelled 3–6 days before check-in

 No refunds within 72 hours of arrival

 No-shows are non-refundable

Extended stays may have custom cancellation terms.

Pet Policy

Pets are not permitted unless explicitly approved in writing prior to arrival.

Unauthorized pets result in:

$300 cleaning fee

Potential termination of stay without refund

Service animals must comply with applicable regulations and be disclosed prior to arrival.

Extended Stay & Corporate Terms

Stays over 30 days may require:

Additional written agreement
Mandatory mid-stay cleanings ($150 per visit)
Utility overage charges if applicable

Corporate rates and relocation stays are subject to custom contracts.
